What actually fails on a metal roof

Five things account for most of what we see. Fastener gaskets dry out and shrink, which is why exposed-fastener panels need attention that standing seam does not. Sealant at pipe boots, vents and skylights gives up long before the metal does. Flashing at walls, valleys and chimneys separates as the building moves. Seams open where thermal expansion was not allowed for. And storm damage leaves punctures or lifted panels that need addressing before the next rain.

Rust is the one people worry about most and see least. On a modern coated panel, surface corrosion is usually cosmetic and localised, most often where something abraded the finish or where debris has been trapping moisture against the surface.
